Factors For Buying Your Home

Purchasing a home for most people is the biggest investment they will ever make. Therefore it is very important to avoid costly mistakes. Consider the following when buying a home:

  1. Select an experienced and professional agent. Ask for professional references and call them. (Avoid doing business with friends and relatives.)
  2. Choose the right house. Don’t purchase a “fixer” if you are not handy or a house too big or small for future needs or too far from work. (Avoid choosing the wrong home.)
  3. Purchase a home with a newer roof and on its first layer, or ask for a roofing allowance. (Avoid homes that are on their 3rd and final layer.)
  4. Make sure the wiring system meets your needs. (Avoid knob and tube wiring, “non-grounded” if you plan to use a computer.)
  5. Always have an “Inspection of the Property.” Items to consider inspecting are: structural, mechanical, hazardous materials, pest and soils/stability. (Avoid after-closing surprises.)
  1. Insist on a walk through just prior to closing. (Avoid finding your new home not in the same condition as you purchased it.)
  2. Review Form 17 (seller’s disclosure statement) prior to making an offer. (Avoid surprises after entering into contract negotiations.)
  3. Searching for the right house for you will take some time and effort. However, when you find the right one move quickly. (Avoid someone beating you to the punch.)
  4. As a buyer you have the right to choose your lender. Shop around for the lowest rates and highest level of services. (Avoid losing a purchase due to finances, have your lender pre-approve you.)
  5. When possible, close at the end of the month. (Avoid paying a lot of prepaid interest.)
